Read the pages for background. Make decisions about your own roof from what a roofer finds on it.

We wrote these pages for homeowners in Fayetteville, Hope Mills, Spring Lake and the towns around Fort Bragg who want to understand roofing before they spend money on it. Two roofs with the same water stain below them can need very different fixes. Shingle age, the number of layers, the decking, the flashing, attic airflow and the last storm all change the answer.
This website is not
- An inspection of your roof. Only someone on the roof and in the attic can tell you what yours needs.
- A quote. Prices on our pages are planning ranges, many drawn from national cost guides. Pitch, height, layers, decking, material and permits all move the number. The signed, written estimate sets what you pay.
- An insurance ruling. Whether a claim is paid is up to your carrier and your policy. We describe what we see. Coverage is the carrier's call; we are not your adjuster and we never waive a deductible.
- A VA or FHA appraisal. Lenders and appraisers apply their own rules. We can tell you what those published rules say and what condition your roof is in. The appraiser makes the call.
- A permit decision. The City of Fayetteville and the county inspections offices decide what needs a permit at your address.
- A promise about the weather. A sound roof lowers the odds of storm damage. It does not stop hail, a falling pine or a hurricane remnant.
- Proof of a particular job. The photos illustrate typical roof conditions and repairs. None of them is a before-and-after record of a real customer's house.
Your warranty is whatever the signed contract with your roofer spells out; shingle and metal makers attach separate conditions and sign-up steps to theirs. Spot a stale or mistaken fact here? Let us know and we will fix the page. If a roof is actively leaking near electrical fixtures, shut off power to that area, keep people clear and, if anyone is hurt, call 911 before you call us at (910) 838-9505.
