Roof leak repair that starts in the attic, not on the ceiling
Water rarely drips straight down from where it got in. It runs along rafters, decking and pipes and shows up somewhere else. We go up into the attic with a light, find the wet wood, follow it uphill to the opening, and fix that.
A ceiling stain tells you where water ended up, not where it started. On a typical Fayetteville ranch or two-story, water that gets past the shingles hits the decking, runs downhill along the underside, finds a rafter, a truss or a plumbing pipe, and drips off somewhere a few feet or a whole room away. That is why patching the shingles directly above a stain so often fails.
So we start inside. In the attic we look for darkened decking, rusty nail tips, water tracks on rafters, wet insulation and daylight where there shouldn't be any. Then we go up and look at whatever sits above the wettest wood: usually a plumbing boot, a chimney, a wall where the roof meets siding or brick, a skylight curb, a valley, or a row of nails that backed out. If the cause isn't obvious, we test it with water, one section at a time, with someone watching from the attic.
Leaks around here have a pattern. Fayetteville averages about 47 inches of rain a year, with July the wettest month, and a lot of it arrives sideways in summer thunderstorms. Wind-driven rain gets pushed under flashing and up under shingles on the windward side of the house, so a roof can be dry for months and leak in one storm. Pine needles clog valleys and gutters, the water backs up, and it finds the shingle edge. And in hot sun the rubber vent boots crack, which may be the single most common leak we find.
Once we know where the water gets in, the fix is specific: a new boot, new step flashing and counterflashing at a wall or chimney, a rebuilt valley, resealed skylight flashing, or replaced shingles and underlayment around the spot. Wet insulation and soft decking are pointed out, and we price replacing them if needed. If water is coming in right now, we can tarp it first and come back to do it properly.
What the job covers
Attic first
Wet decking, water trails, rusty nails, wet insulation and daylight checked before anyone climbs onto the roof.
Water test when needed
Sections wet one at a time with someone in the attic, so the leak is proven, not guessed.
The usual culprits
Cracked pipe boots, wall and chimney flashing, skylight curbs, clogged valleys and backed-out nails.
Fixed at the source
The failed boot, flashing or valley rebuilt with new material, not a layer of cement over the stain's location.
Damage noted
Soft decking, wet insulation and stained drywall photographed so you know what else needs attention.

On the job

Roof leak repair: what people ask us
Why does my roof only leak in some storms?
Usually wind direction. Rain driven from one side gets pushed under flashing or shingles on that side of the house. Gentle rain runs off normally. It points us to which side of the roof to look at.
Can you fix it the same day?
Often. A cracked boot or a section of step flashing is a few hours' work. If materials have to be ordered or the weather turns, we tarp the spot so it stays dry.
Should I cut a hole in the ceiling to drain the water?
If the ceiling is sagging with water, a small hole and a bucket can stop it from coming down in a sheet. Stay off the ladder in a storm and don't climb on the roof. Call us first if you're not sure.
Will my insurance pay for a leak?
It depends on the cause. Sudden storm damage may be covered; a boot that cracked from age usually isn't. We photograph what we find so you have something accurate to show your agent.
Is the stain a sign of mold?
A stain means the area got wet. Whether anything grew depends on how long it stayed wet. We point out wet insulation and decking; mold testing and remediation are separate trades.
Do you guarantee the leak is gone?
We fix the source we find and verify with water where it is safe to test. If the same spot leaks again, we come back and look. Terms are written on your invoice.
