How people in Fayetteville pay for a roof
A roof is rarely a planned purchase. It's a leak in March, a hail check in May, or an appraisal two weeks before closing. Here's how payment works with us, what financing looks like, and where insurance fits.
Repairs
Most repairs are paid when the work is done, by card, check or bank transfer, at the price written before the job started. If we find more than expected once shingles come up, such as rotten decking, you see photos and a price for it before we go further.
Replacements
A full roof may carry a deposit when materials are ordered, as written in the contract, with the balance due at completion. The contract lists the number of layers coming off, the expected decking allowance and the price per sheet beyond it, so the final bill isn't a surprise.
Financing
For a replacement, a metal roof or a big repair, we can point you to third-party home-improvement financing with fixed monthly payments. The lender sets approval, rates and terms, not us. Ask during the roof check and we'll include the details with the quote.
Insurance work
When a covered storm damages the roof, the insurer pays for the covered scope minus your deductible. The deductible is yours. We won't offer to absorb or rebate it, and you should be wary of anyone who does. If the claim is denied, state law gives you five business days to cancel most residential roofing contracts before any non-emergency work starts. Wear and old age generally aren't covered events; the photos from the check help you and the adjuster sort out which is which.
When a sale is involved
If an appraisal or inspection flagged the roof, bring the report. We price exactly what it calls for and give you a written invoice and photos when the work is finished, which is what the lender usually wants to see. Some buyers and sellers agree on a repair credit instead; that's between you and your agent, but our written price helps the conversation.
Doing it in stages
Sometimes the honest answer is to fix the leak now and plan the replacement for next year. We'll tell you when that's reasonable and when it's money spent twice.
