Free roof inspection in Fayetteville, from the attic to the ridge
A roof check should answer three questions: is it keeping water out, how much life does it have left, and what will it need soon? We go into the attic and onto the roof, photograph what we find, and write it up so anyone can read it.
People ask us to look at their roof for all kinds of reasons. A storm came through. They're buying a house and the inspector's note was vague. They're selling, possibly on a short PCS timeline, and want no surprises from the buyer's lender. Or the roof is around twenty years old and they want to know how long they have. The inspection is the same and free in every case.
We start inside. The attic tells you more than the roof surface: water stains and dark spots on the decking, nails rusting through, daylight around pipes, soft or sagging sheets, wet insulation, and whether the attic is properly ventilated or baking. Then we go up. Shingles are checked for granule loss, curling, cracking, lifted tabs and hail bruises. Every pipe boot, vent, skylight, chimney and wall joint is checked for flashing that has pulled away or sealant that has dried out. Valleys get checked for wear and pine needle buildup. Gutters, fascia and drip edge are checked from the eave.
You get a photo report: what we saw, where it is, how serious it is, and what it would cost to fix. If something needs attention soon, we say so. If the roof is in good shape, we say that too, and you can hand the report to a buyer, an agent or a lender. It is a contractor's written condition report, not a licensed home inspection or an engineer's opinion, and we label it that way.
Selling or buying with a VA or FHA loan? Their appraisers have specific roof rules, and our VA and PCS roof inspection is set up around them. If we find storm damage, the photos go straight into a claim file if you want to pursue one.

On the job

Roof inspection: what people ask us
Is the inspection really free?
Yes. No charge for the inspection or the photo report, whether you hire us for any work or not.
How long does it take?
Usually under an hour for a typical single-family house, a bit longer for steep or two-story roofs or a hard-to-reach attic.
Can you tell me how many years my roof has left?
We can give you an honest range based on the shingle, its condition and the attic. Nobody can promise a year, but the difference between a roof with ten years left and one with two is usually clear.
Do I need to be home?
For the attic, yes, or someone who can let us in. The roof portion can be done without you there, and we send the photos.
Is this the same as a home inspection?
No. A licensed home inspector looks at the whole house. We look only at the roof, in more depth than most home inspections do, and our report says it is a contractor's report.
Will you try to sell me a new roof?
If the roof is fine, the report says it's fine. Most roofs we look at need a repair or nothing at all, not a replacement.
