A new roof in Fayetteville, done from the deck up
A new roof is only as good as what's under the shingles. We take the old roof off down to the decking, replace the soft sheets, put down underlayment and new flashing, balance the ventilation, and leave your yard cleaner than we found it.
Many Fayetteville houses were built between 1975 and 2000, and a lot of them are wearing the architectural or three-tab shingles that went on in the 1990s. Those shingles are reaching the 25-to-30-year mark now, and that is driving most of the replacements we price. The signs are familiar: granules collecting in the gutters, curled or cupped edges, dark streaks, several small leaks instead of one, and a roof that looks tired from the street.
Here is how we do it. The old shingles and underlayment come off down to the wood, so we can see every sheet of decking. Soft, delaminated or rotted sheets are replaced, and you are shown them before we close them in. Drip edge goes on the eaves and rakes. We lay a synthetic underlayment over the deck, add starter strips, and install the new shingles with the nailing pattern the manufacturer specifies. Every pipe gets a new boot. Wall and chimney flashing is replaced, not reused. Ridge caps go on last, along with a ridge vent if the attic needs one; see attic ventilation.
Two rules matter if you may sell to a VA or FHA buyer. VA guidance says that when a defective roof already has three or more layers of shingles, all the old layers come off before the new one goes on. FHA accepts at most three layers. We tear off every time, which avoids the question and lets us see the decking. North Carolina's statute G.S. 160D-1110(c) exempts most single-family work of $40,000 or less from a building permit, and roof replacement isn't on the list of exceptions; structural repairs to rafters or decking framing are. We check with the inspections office for your address before we start, and any permit fee goes on its own line.
The crew covers shrubs and pulls the dumpster trailer onto the driveway where it won't crack anything. At the end of each day the yard and drive are swept with a magnet for nails. You get after photos and the shingle maker's warranty registration information. Thinking about metal instead? Compare on metal or shingles, and see the cost breakdown in the replacement cost guide.
What the job covers
Full tear-off
Every layer removed to the deck, so soft wood is found and VA and FHA layer limits never come up.
Decking checked
Sheets that are soft, delaminated or rotted are replaced, with the count and the photos shown to you first.
Underlayment and edges
Synthetic underlayment across the deck, drip edge on eaves and rakes, and starter strips at every edge.
New flashing and boots
Step flashing, counterflashing, valley metal where used, and new boots on every pipe; none of the old metal reused.
Ventilation balanced
Intake at the soffits and exhaust at the ridge set up so the attic stops overheating the new shingles.
Site kept clean
Tarps on beds, the trailer placed to protect the drive, magnet sweeps for nails every day.

On the job

Roof replacement: what people ask us
How long does a replacement take?
Most single-family roofs in town are a one- to two-day job once the shingles are delivered. Steep roofs, two stories, a lot of decking or rain delays add time.
Can you roof over my old shingles?
We don't. A tear-off shows the decking, gets rid of the weight and the old nails, and keeps you clear of the VA rule on three or more layers and FHA's three-layer limit.
Do I need to be home?
Not necessarily. We need access to the attic at the start if you want us to check ventilation, and someone to approve any decking replacements, which can be done by phone with photos.
What happens if it rains mid-job?
We only open as much roof as we can dry in that day, and the crew carries tarps. Nothing is left open overnight.
Do you handle the permit?
We check whether your address needs one. Under G.S. 160D-1110(c), most single-family work under $40,000 needs no permit unless it involves structural work, but we confirm with the office rather than assume.
Should I replace gutters at the same time?
If they are bent, leaking at the seams or pulling away from rotted fascia, yes; the drip edge and gutter work fit together. If they are sound, we leave them and protect them.
